The Patria investiční společnost Fund Continues its Acquisition Campaign
In late 2018, the acquisition of the premium office building City West B1 in Prague 5 – Stodůlky was completed. The Edulios Fund from the CIMEX holding company sold the building to Patria investiční společnost, a. s. (acting on behalf of the closed Patria City West Mutual Fund). The administrative complex, which is almost fully occupied, offers a gross lettable area of approximately 23,000 m². The transaction reached a value of €69 million.
The new owner has obtained a modern administrative building in a well-established location. The lessees of City West B1 include the companies Bayer, Hyundai, Bisnode and Lidl. The average length of lease agreements exceeds three years. The Patria investiční společnost fund will therefore be guaranteed interesting annual revenue from rent payments.
City West B1 is part of a vast complex of office and residential real estate located in Prague 5 – Stodůlky, known under the name Západní Město, which provides all civic amenities, such as canteens, restaurants, banking services, shops, etc. The building is in excellent technical condition, offers nearly 412 parking spaces and is located immediately next to an exit from the Stodůlky underground station.
Patria investiční společnost, a member of the ČSOB Group, creates and manages funds of qualified investors for clients of private banking and the Wealth Office of ČSOB. It focuses on high-quality yield properties in well-established locations, with creditworthy tenants and long-term lease agreements. It is currently managing three funds with a total value of CZK 2.5 billion and assets of a residential and administrative character. For every piece of real estate (or real estate portfolio), Patria investiční společnost creates a separate fund. Unlike other funds on the market, clients therefore invest in opportunities which are known in advance and described in detail.
